We specialize in Risk Assessment Reports for condos and commercial properties (RARs), Capital Reserve Plans, Depreciation Reports, and Building Envelope Condition Assessments (BECAs). We also have customized reporting solutions and building plan services to suit our client's needs. Reporting is an essential planning tool for each and every real estate asset which assists with adequate budgeting for capital expenses, proper design and components installation or replacement, and current conditions of the building components.

Maintenance

One of the key elements to keep the cost of the property low is through proper maintenance of the building. The maintenance program in place is paramount to optimize the service life of the building.
The Recap Group partners with building owners and facility managers to help inspect and evaluate a building to determine risks and our maintenance plan contains all the useful information that assists the building owners in maintaining their buildings.
Our maintenance plan includes site surveys, assessments as well as reports that provide full forecast analysis designed to meet the current ad future requirements for efficiently managing buildings and realize their intended service life.

Our Leadership

The Recap Group's senior leadership team is composed of individuals with diverse background who have made significant contributions not only to the firm but also to the community. Most have had successful careers in the construction industry.

The key members of our team are Peter Helmus and Leesa Letnick, who are dedicated to their work and have immense experience and knowledge in the field of construction, remediation, maintenance, and management.

Peter Helmus, President, is a leader in the field of construction in British Columbia. He has managed over 1,500 projects from single-family up to 5 storey multi-family condominium and townhome projects. Having worked on various restoration projects, his responsibilities have included the role of building envelope consultant and site supervisor wherein he has received various construction industry awards. He is also a Certified Reserve Planner and has been writing Depreciation Reports since 2013. His deep knowledge and understanding of construction methods and experience enable him to simplify complicated issues. Recently, he served as the education director at the Board of Directors of the Vancouver chapter of the Real Estate Institute of Canada. Peter instructed Reading Technical Drawings 1 and 2, and Capital Improvement Planning.

Leesa Letnick, Vice President of Client Relations is a Real Estate Consultant and Property/Asset Manager and an Investor. Her experience includes specializing in commercial, strata, syndications and investments. She has a diverse background that allows her to fully understand working with strata corporations, commercial property, and developers. Leesa holds her Diploma in Urban Land Economics Specializing in real estate development.
